Frederick House is a former office space in an old listed building in the southern, consumer-oriented part of the New Town, which has loads of shops, pubs, cafés and restaurants - and it's close to Princes Street too. Its conversion to a hotel saw traditional decor throughout; it may be a little chintzy for some, but there's little quibbling with the value. The prices, already very decent, get even cheaper out of season; check the website for special offers. There's no dining room or bar, but there are lots of options nearby.
