Streets of London: Uxbridge Road, W12

  • The majority of the houses on and around Uxbridge Road are Victorian terraces – a mix of four-bedroom family houses and split-level flats with one or two bedrooms, which fall at the more affordable end of the market. There are many two bedroom maisonettes at around the £250,000 mark and three bedroom houses tend to be from £410,000 to £550,000. Rents are much lower than much of west London; expect to get a studio from £165 per week or a two-bedroom apartment for £265 per week.

The reasonable property prices mean you do get a lot of wannabe Notting Hillbillies who can’t quite afford W11, snapping up properties and irritatingly calling their place ‘She-Bu’. Don’t let that put you off – there are enough genuine locals to keep it firmly down to earth.

While on first glance all the roads off Uxbridge Road appear similar, look closer and you realise each has an identity of its own. In Loftus Road, the grand four-storey villas have whimsical bearded gargoyles and there’s the QPR ground at the top. On the other side of Uxbridge Road, Warbeck Road has some much smaller and elegant flat-fronted Victorian houses, many of which are split into two flats of one and two bedrooms. Parallel streets Devonport Road and St Stephen’s Avenue have equally desirable properties with smart, neat Victorian houses. We spotted a lovely large four-bedroom family house in Bloemfontein Road for £499,000, which seems excellent value for money.

Coverdale Road is home to one of two primary schools in the area. Miles Coverdale Primary School (020 8743 5847) fares well in Ofsted reports and St Stephen’s Church of England primary school (020 8743 4483) is rated even higher and located near the church.
