Cons: Parking lot on the south side of the building could be developed in future, thus limiting views; large, 36-inch refrigerators occupy too much space in studios and smaller one-bedrooms
Review: The brand-new Platinum development—its sales office has been open less than a month—is not subtle about the buyer it hopes to attract. The sales video depicts a blush-inducing scene in which a sweaty, scantily clad couple dances intimately at a club before heading up for an obviously non-PG-rated nightcap at the woman's (Platinum) apartment. I asked the sales reps, "Do you show a less sexified video when someone from an older demographic comes to the building?" Nope, same video. Despite the apparently younger target buyer, the building has only 14 studios (out of 200+ apartments), and all are on the three lowest floors of the building. (Developers never make enough of them.) The one studio on the market looks out onto three adult DVD stores on 8th Ave; however, every other studio to go on sale has been snapped up quickly (and at $845,000 for 837 sq ft, the price per sq ft is attractive). Additional studios are due to become available at a future date. Most one-bedrooms are 900+ sq feet, with a generous 1.5 baths but less closet space than is typical for this size of dwelling (though you could build in more). Half of the available apartments are two bedrooms with 2.5 baths, which is curious, given the marketing direction. Are there many twenty-something buyers looking for tryst-appropriate rooftop cabanas but also space to start a family? The kids are sure to love the co-ed sauna.
Quick tip: The building's design fundamentals are strong and apartments are going quickly (over 25 percent sold in under 3 weeks). Price per square foot increases with each new release of units—buy early to earn the best deal.
