      I strongly object to #3. 30th Ave and Broadway in Astoria are the opposite of wall to wall chains, but a mix of individually owned groceries, restaurants, creperies and cafes, bars, dentist and lawyer's offices, local banks, etc. And if you're looking for something dirty - hit the B/D/F/V subway platforms in the LES
