The charming lobby of this fourth-floor walk-up has the cool stone feel of an Italian villa with checkered floors. The apartment is a spacious, real two-bedroom, and just a few blocks from Peter Luger, Trash Bar and Clem’s. These airy digs would be ideal for a pair of night-owl hipsters, but the bar scene on your doorstep could be a double-edged sword. Yes, you can walk home without paying cab fare, but you might be faced with a rowdy crowd on nights you’d prefer takeout and a movie.

“Since the bedrooms don’t have closets,” Ducray says, “you might want to ask the landlord to have simple ones added. If the landlord refuses, you could pick up a canvas storage wardrobe.”
To reduce noise pollution, Ducray suggests utilizing “furniture, draperies and rugs.” Also, “Don’t be afraid of using color paints, not even dark ones! It enhances your furniture, and you can select a few accessories to pull the look together.”
“Try separating the open living space with screens to create a dining nook,” says Ducray. “When visiting apartments, keep in mind that vacant spaces appear larger than furnished ones. Finally, make a punch list of things you want fixed before your move-in date, and give it to your landlord or management company.”

Kiernan says, “Leaky faucets cause high utility bills and waste water. If yours leak, ask the landlord to repair them. Also, every water source should have its own shutoff valve—look for them.”

While this apartment seemed free of critters, Soto offered some sound advice: “Roaches are primarily nocturnal, so if you see one in the daytime, there’s a good chance there’s a heavy infestation that needs to be dealt with.”
