    The New York rental market is so competitive, you feel pressure to slap a deposit down for every place you see. Wouldn’t it be helpful if you could take along a team of experts—say, an exterminator, a plumber and an interior designer—to point out the flaws or help you spot a diamond in the rough? We thought so.

    Location: Lincoln Center
    West Side, lower 60s

    Rent: $1,395/month

    When the building manager opened the door to this teeny-tiny studio, the TONY team turned to stare at him, flabbergasted by the 10-by-12-foot size. Ducray announced in her softly accented voice, “Zees iz a major design challenge.”

    The “kitchen” is multitasking royally, with the miraculous combination of a sink, stove top and minifridge squeezed into one unit. When Soto pronounced the space bug free, Kiernan responded, “Even roaches have standards.”

    Ducray had plenty of advice for getting the most out of a small area. “A Murphy bed maximizes space, and buy multipurpose furniture, like a sleeper sofa. With a high loft bed you can utilize the space underneath, and you won’t have the air conditioner blowing right on your head. In a space this small, you should stick with white paint. Don’t buy oversize furniture that will overwhelm the room and don’t clutter it with knickknacks and piles of stuff. Before you sign a lease, check the height of the elevator, stairs and ceiling to make sure the furniture you own, or plan to purchase, will fit. Also, keep in mind that apartments on high floors—such as this one—have more light and less noise pollution.”

    Samuel Soto

    Soto didn’t see any evidence of pest problems here, but suggests prospective renters take a good look around the building. “Check for broken fixtures or dirt in common areas to see if the property is well maintained. Poorly managed property is a good indicator of a bug-riddled future.”

    Peter Kiernan

    Kiernan was pleased with the brand-new bathroom appliances, but lamented, “Prisoners have more space than this.” He suggests flushing the toilet—the water should drain out quickly—and running the water in the tub to check for drain blockages.
