Apartments under $2,000: Astoria

3BR, $1,800
32-03 35th Ave between 32nd and 33rd Sts, No. 2
Included: All utilities
Broker’s fee: One month’s rent
To move in: First month’s rent, one-month security
The apartment: This beautiful red-brick brownstone building features an astounding amount of space (two living areas!), and I was told that the apartment would be repainted in a color of the new tenant’s choosing. The catch: The owner’s brother lives with his wife on the top floor above this apartment, and his in-laws live downstairs. Although said brother was a little standoffish, he did warm up, but was clearly keen on screening prospective tenants to find just the right people—and would only consider couples. Be warned, the previous tenants spawned three babies there. Must be something in the water.

2BR, $1,700
30-73 44th St between 30th and 31st Aves, No. 1R
Included: Heat and hot water
Broker’s fee: None
To move in: First month’s rent, one-month security
The apartment: This attractive red- brick building is on an otherwise anonymous block (a minus: I entered it via a front door that wouldn’t close properly). However, the living room and two equal-size bedrooms feature recently sanded hardwood floors, freshly painted walls and new doors—and a light, airy feel emanates from the two bedroom windows, which face onto the street. Closet space is ample here: An alcove in the living room has been turned into a large cabinet with sliding doors. But three more closets in the room make this a bit unecessary; the nook could easily be a prime spot for a widescreen TV.

1BR, $1,200
31-46 45th St between Broadway and Newtown Rd, No. 2B
Included: Heat and hot water
Broker’s fee: One month’s rent
To move in: One-month security
The apartment: This second-floor walk-up is in a grand, red-brick building with battlements and a wrought-iron front door set back from the street, leading into a lobby. The apartment’s white walls keep it light, but a smattering of deeper colors adds a cozy touch. It’s comprehensively furnished with a breakfast bar, dining table, sofa and TV—the current tenant is moving abroad, and is selling her furniture—but still, the space doesn’t feel cramped. It’s perfect for one person or a couple.
