The long-shuttered Eden spa hotel is set to reopen in 2027 after investment firm CapMan Real Estate signed a 20-year lease agreement for the property with Holiday Club Resorts.
The empty hotel will undergo a full refurbishment and redevelopment, scheduled for completion in the first half of 2027. Once finished, Eden will reopen as a renewed Holiday Club spa hotel.
Set on Nallikari Beach, widely considered one of Finland’s most beautiful beaches, Eden occupies a location that is both spectacular and strikingly northern. In winter, the scenery outside is unmistakably Arctic - frozen sea, snow-dusted dunes and long, blue-tinged twilight. Step indoors, however, and the mood flips completely: icy fairy-tale landscapes outside, tropical paradise vibes within - a contrast that has long been part of Eden’s unique appeal.
Eden first opened in 1989 as Finland’s first tropical spa and operated for more than 30 years before closing at the end of 2021.
Noora Kuvaja, Investment Director at CapMan Real Estate, says Eden has always played an important role for locals and for tourism in Oulu.
'I’m delighted that Eden will return to active use as a renewed, modern and more energy-efficient complex,' Kuvaja says.
Maisa Romanainen, CEO of Holiday Club Resorts, believes the fully revamped experience spa, new sauna world and updated restaurant offering will attract not only local visitors but also domestic and international travellers.
'The magnificent seaside setting of Nallikari, combined with Oulu’s growing appeal, provides an excellent foundation for Eden’s future,' Romanainen says.
