An upcoming retail park packed with luxury shops, restaurants and family-friendly activities is coming to Yorkshire

Northerners, you’re getting your very own Bicester Village. That’s right, no need to trek all the way down to Oxfordshire (or, more likely, the East Midlands Designer Outlet in Derbyshire) for your swish fits – a fancy shopping village is set to open in Yorkshire.
The retail paradise is coming to Scotch Corner, which is better known for being a motorway junction than much else. Scotch Corner Designer Village will have 73 shops, restaurants and cafés. Built on one of the busiest junctions in the UK – between the A1 and the A66, not far from Darlington or Richmond – it will have cost £169 million to build.
So far, the village has confirmed high street classics such as Guess, Levi’s, Monsoon, Sketchers and a major Marks & Spencer outlet. Shoppers will be able to peruse luxury retailers like Boss, Tommy Hilfiger and Calvin Klein.
And it won’t just be clothes on offer at Scotch Corner. Plenty of tasty eateries will be spread across the village, with big brands like Pizza Express, Wagamamas, Five Guys and Pret a Manger.
Alongside shopping and nosh, the village will have family-friendly leisure activities, including the UK’s largest home and garden centre, as well as indoor and outdoor children’s play areas. There will be more than just huge brands, too – the village has promised some local names in retail and dining.
A whopping 29 million vehicles pass by the Scotch Corner junction every year – meaning the new retail destination is pretty much guaranteed passing footfall. Spanning 182,500 square feet, the retail park is set to open in spring 2027.
