Kora Nivaria Beach is a different kind of hotel in the southwest of Tenerife. Part of the Kora group, the area itself is still pretty underrated, which gives you a rather unique experience in such a tourist-heavy destination. Apartments and villas are set up like a small village, surrounded by incredible coastal scenery, with a sustainable philosophy and touches designed for families and active travellers – there’s even a coworking space. 

Why stay at Kora Nivaria Beach?

Many destinations promise a calm pace, silence and tranquillity, but in practice very few deliver. This part of Tenerife really does, and Kora Nivaria Beach is the best – and for now the only – option to discover it. Far from the crowds and the leisure-focused south, here the landscape takes centre stage. It’s a perfect choice for families, athletes, travellers and anyone else looking for something a bit different to mainstream Tenerife – or simply anyone who wants to disconnect for a few days.

What are the rooms like at Kora Nivaria Beach?

Kora Nivaria Beach has around a hundred apartments and villas spread across two low, white buildings that blend into the quiet village architecture. Concrete and a touch of minimalism reflect the hotel’s philosophy of rethinking luxury by focusing on the place itself. The apartments are fully equipped and set up so you can easily live in them for a few days, but the real highlight is the light that streams in through the windows – and in many cases the views of the ocean and coastline from the terrace. There’s no air conditioning, which might sound worrying in summer, but the local breeze, cooler nights and fans take care of it perfectly. If you get the chance, apartment L4 has stunning views.

What’s the food like at Kora Nivaria Beach?

The hotel doesn’t have a restaurant, but it does have a shop selling local products like coffee, wine, mojo sauces, cheese and toasted sandwiches that are genuinely good. It’s a different approach for a place that is determined to do things differently, even with its small food offering. There’s also a small bar in the common area serving coffee, cocktails and snacks – conveniently close to the kids’ club. The idea is that guests cook in their apartments – there’s a supermarket nearby – but ordering the excellent breakfast basket one morning is a great idea: it’s delivered to your room at the agreed time with a fantastic selection of local products.

What’s the service like at Kora Nivaria Beach?

Even though the apartments and villas are set up for self-catering, the staff are there whenever you need them. Reception is open from 7am to 11pm. Worth noting: there’s a filtered water fountain so you can refill the jug in your fridge without needing bottled water or plastic. A great idea. There are sports activities every morning, a kids’ club, film nights and e-mountain bike rentals. Cyclists also get their own parking area and tools to tune their bikes. Instead of a washing machine in each apartment, there’s a laundry room for guests to share.

What pools and facilities are there at Kora Nivaria Beach?

You guessed it – this ain’t your typical hotel pool set-up. Instead, there are several pools spread across the two blocks: a more family-friendly one and another longer, semi-Olympic pool with a dedicated lane for swimming laps. Sporty folk will also find a small but well-equipped gym, plus good areas nearby for running or walking. The coworking space is a brilliant idea if you need to get some work done (hopefully you don’t) during your trip, and there’s also a small cinema room for some evenings.

What’s the surrounding area like?

Abades is a lesser-known area in the island’s southwest, with all the charm of places that haven’t been overrun by tourism. That means there are a couple of small beaches just minutes from the hotel and plenty of coves along the coast, and none of them are crammed full of tourists – or trying to charge you €30 for a sun lounger. It’s well worth walking to the nearby Poris lighthouse, and the eerie but photogenic ruins of the Abades leper colony. The area is also popular with cyclists, thanks to the scenic coast, and divers, thanks to excellent seabeds. The strong sun and wind are part of the landscape, but at picture-perfect sunrise or sunset, exploring this little-known stretch of coast is a real treat.

Travellers to Tenerife often face the same choice: the greener, more authentic north, or the south with its beaches, crowds and guaranteed sunshine. This hotel offers a new, small alternative to that equation – becoming a destination in its own right and opening up the Abades area.
