On the market: Peek inside Reese Witherspoon's $25 million L.A. home

Should we all be arranging our books by color?

Reese has got it all with a booming career in Hollywood and an admirable championing of projects with strong female leads. And now, she's demonstrating mastery in real estate flipping. As reported by Dirt, she's selling her Mandeville Canyon, Brentwood home on a street which Sotheby's calls "one of the most secluded streets in Los Angeles." She underbid on the mansion two years ago and is now listing it for nearly double what she paid.

Set on a 2.39 acre lot, this Country English style home was built in 1993. A coat of white paint now covers the stone look of the home's façade, where a big mullioned window is stationed above the entrance, with multiple, pitched rooflines and low-key landscaping. Out back, the canyon views, a 40' lap pool, spa, limestone barbecue and eight-person bar make for easy outdoor living.

The interior holds seven bedrooms, including two separate suites for staff and separate entrances for them too. Shockingly, the listing's photograph of her vibrant blue office shows that she has arranged her books by color (we're reeling), and only displays about five volumes per shelf, with the rest of the real estate taken up by potted plants, vases and fluffy sheep figurines. Not what we expect from the woman who established the successful Hello Sunshine Book Club. Reese, blink if you need us to send you a few novels?

And now the numbers. Reese and husband Jim Toth, a Hollywood agent with CAA, are listing the home for $25 million. In 2020, they bought it for $15,895. It had listed at $17,995 and languished for nine months before their $2 million underbid. And now, two years later after some thoughtful renovations, they're ready to flip.

The house has a bit of a lurching sales history, with multiple instances of listing and delisting in 2003-04 and 2016-17. The lot it's on sold for $2.25 million in 1989. But that doesn't seem to be a problem. As of this writing, the house is under contract with back-up offers being accepted, after being on the market since March 1. Sweet payday!
