Owning one’s own island is a particularly hermitish dream, but if the price is right, why not? And with this special island in Canada, you can snag home ownership for less than the cost of the average American four-bedroom home. As reported by Insider, a home on this private island will set you back just $380k.

Here’s all the details: The island is part of Ontario, and is called Duval Island. It’s a manageable piece of floating real estate at 5.4 acres, and it comes with a nice looking four-bedroom home and even a guest cottage with a sandy beach. There are two different sheds, one with a workshop area. Best of all, there are beautiful lake views from the wraparound deck and from the bedroom windows. A screened-in gazebo lets you enjoy the ocean breeze without mosquitoes participating. You can even watch ships going by, according to the listing.

The house looks like your typical beach house, with lake-blue wainscoting. It’s 1,242 square feet and heated by a wood stove, but it’s described as a ‘summer home’ so it may not be livable year round. Your hot and cold tap water comes straight from the lake. 

The house comes with most furnishings, the patio furniture and all the recreational toys: two rowboats, a motorboat, a paddleboat and a two-person kayak, easily moored at the floating dock with patio area.

The island is crisscrossed with hiking trails through the white pines and perennial flowers, with benches placed at lookout points.

There’s an option to buy a 1.63 acre mainland lot with 80 feet of docking, too, which would bring the total purchase price up to $581k, and a 24-foot pontoon, which would bring it up to $596k.
