On the condition of anonymity, a Miami landlord honestly answered questions we fielded from Time Out Miami readers and others around the city.

Is pest control my responsibility?—Mike, Coral Gables

Yes, the tenant is responsible unless otherwise noted in the lease.

My landlord never gave me a renewal contract to sign after my first year of renting (it’s been three years). At this point, can I pick up and move whenever I want?—Jackie, Little Havana

Yes, you can, but I advise a two-weeks’ notice as a courtesy. Some leases evolve into a month-to-month agreement after expiry and explicitly state that a 30-day notice is required to vacate.

My landlord already knows that I have a dog; am I allowed to bring in cats without telling him?—Quelly, South Miami

No. It is always good to disclose new pets (i.e. cats) in case something goes wrong. Your landlord may ask for an additional deposit or limit the number of pets allowed.

Can my significant other move in with me? Do I have to let my landlord know?—Diana, Brickell

The right thing to do is notify your landlord, but that’s not generally enforced. If your building has security or a doorman, telling your landlord would make it easier for your significant other to enter and exit freely.
