The iconic luxury brand will transform a landmark Collins Avenue hotel into its first Miami Beach outpost.

Miami Beach has never exactly struggled to attract luxury hotels. But beginning next winter, one of hospitality's most famous names will finally claim its own stretch of Collins Avenue.
Hilton has announced that the Waldorf Astoria brand will make its Miami Beach debut after turning a landmark oceanfront hotel at 2201 Collins Avenue into the new Waldorf Astoria Miami Beach. Owned by Reuben Brothers, the 20-story property will undergo a top-to-bottom renovation before reopening under Hilton management, bringing one of the world's most recognizable luxury hotel brands to one of South Florida's most competitive hotel corridors.
The address is already among the city's best: it’s set directly on the beach with uninterrupted Atlantic Ocean views, but still within easy reach of South Beach's restaurants and nightlife. But the relaunch aims to be far more than a simple rebrand. Every one of the hotel's 348 suites will be refreshed with a contemporary design, private balcony and ocean view, while public spaces will be completely reimagined.
That includes a new arrival experience anchored by Peacock Alley, the signature social space found at Waldorf Astoria hotels worldwide. Guests can also expect an entirely new food-and-beverage program led by yet-to-be-announced culinary talent, a redesigned spa and wellness center, upgrades to the sprawling 48,000-square-foot pool deck with private cabanas, and renovated event spaces for weddings and celebrations. Interiors will be designed by Avenue Interior Design and feature a curated art collection intended to reflect Miami Beach's vibrant creative scene.
"This signing reflects the continued momentum of Hilton's luxury portfolio growth in highly sought-after destinations across the Americas," said Danny Hughes, president of the Americas for Hilton, in a statement. "Miami Beach is a globally renowned locale with strong demand for elevated hospitality, and we are proud to partner with Reuben Brothers to introduce Waldorf Astoria in a way that both celebrates the city's character and sets a new benchmark for modern luxury."
The project is also another major luxury investment for Reuben Brothers, whose hospitality portfolio includes landmark properties such as The Surrey in New York, The Vineta in Palm Beach and the Waldorf Astoria London–Admiralty Arch. For Hilton, the opening is a continued expansion of its luxury brands across Florida and arrives ahead of another highly anticipated project: the soaring Waldorf Astoria Miami in downtown Miami, which is expected to open in 2028. By the time both hotels welcome their first guests, South Florida will have not one, but two very different interpretations of the Waldorf Astoria experience.
