These are the 7 wealthiest zip codes in Miami—did your neighborhood make the pricey list?

A new ranking reveals where money is actually concentrated in our city

In Miami, ZIP codes can be the ultimate status signals, a shout-out to who owns views, gates, yachts and legacy. According to a new list from Miami New Times, seven ZIPs rise above the rest when it comes to wealth, property values and per-capita income, sketching the invisible map of where money is actually concentrated in our city. 

To no one's surprise, No. 1 is Fisher Island (33109), an area so synonymous with the elite that it’s practically a punchline. Per capita income clocks in at about $250,000. But Fisher doesn’t just top the list for show. It embodies a brand of privacy and exclusivity that few places can match: access only by boat, ferry or helicopter, homes tucked behind greenery, and an ultra-quiet, hyper-luxury vibe. 

Next on the list is Brickell (33131), a place where glass towers, rooftop lounges and fintech firms intersect. With per capita income in the six figures, Brickell has evolved from a business district into a full-blown vertical neighborhood. It’s dense, walkable and pulses with the urgency of people building empires while squeezing in a latte or post-work DJ set. 

Also in the lineup is Coconut Grove at No. 6, a neighborhood that trades high walls for shady trees, waterfront charm and homes that lean into history as much as they bask in their price tags. 

Beyond the city proper, there are ZIPs that remind you how wealth in greater South Florida spreads outward. Palm Beach’s 33480 (No. 3) and Fort Lauderdale’s 33308 and 33305 (No. 5 and No. 7) drift into view, along with Hillsboro Beach/Pompano Beach's 33062 at No. 4. These areas may not be inside the county line, but their inclusion underscores something worth noticing: power and capital in South Florida don’t obey municipal boundaries. They curve across coasts and counties and zip code lines, anchored by access. 

What the list really reveals is a layered geography of privilege in Miami. For the rest of us, it’s equal parts fascination and frustration, where luxury and exclusivity manage to make us envious and annoyed in turn. Miami’s richest ZIP codes don’t just chart where the money lives. They map out where power whispers and where our aspirations linger, even while our budgets lag far behind.
