The hottest zip codes of 2026 have officially been revealed, thanks to the Realtor.com annual report, which highlights the U.S. real estate markets where buyer demand is highest and properties sell fastest. And leading the nation this year is the Boston suburb of Peabody (01960), a historic North Shore 'burb that last appeared in the top 10 in 2021.
The ranking evaluates two primary metrics, Market Demand (measured by unique property views per listing on Realtor.com) and Market Pace (measured by how quickly listings close, reflecting inventory supply). Despite nationwide trends showing cooler housing activity and slower price growth, demand remains exceptionally concentrated in suburban areas tied to major metropolitan hubs. Buyers continue to seek out a suburban lifestyle without sacrificing access to major job centers like New York, Boston, Philadelphia, Chicago and Detroit.

Peabody—a historic 17th-century settlement once world-renowned as “Leather City”—drew over four times the national average in listing views. An overwhelming 70-percent of those views originated within the Boston metro area. Local buyers brought strong financial credentials, averaging a 747-credit score and a 14-percent down payment. Montclair, NJ took the number two spot with listings flying off the market in just 18 days, while Sewell, NJ ranked number three, drawing nearly half its views from nearby Philadelphia and 27-percent from New York.
The Northeast and Midwest completely dominated the top 10, spanning states including Massachusetts, New Jersey, New York, Connecticut, Pennsylvania, Wisconsin, Illinoi, and Michigan. Although average 30-year fixed mortgage rates linger near 6.3-percent—a slight easing from 6.8-percent the previous year—affordability challenges remain. While homes nationally sell roughly 2.3-percent below asking price, properties in these top-ranked ZIP codes consistently command prices at or above list. Driven buyers who are financially prepared continue to move decisively to secure homes in these high-demand enclaves.
