PropertyShark’s annual ranking reveals record highs and coastal domination.

The 2026 real estate numbers are in, and the top one-percent can breathe a sigh of relief: buying a home in certain zip codes remains entirely impossible for everyone else. PropertyShark just released its annual ranking of the most expensive ZIP codes in the country, and prices in the number one spot are jaw-dropping.
Atherton, California (94027) has triumphantly reclaimed its title as America’s most expensive ZIP code after losing out to Florida in 2025. Atherton surged 29-percent to hit a $10.73 million median sale price—the first eight-figure median sale price in history.
RECOMMENDED: These are the most affordable ZIP codes to rent in the U.S.
Meanwhile, last year’s reigning champ, Fisher Island, Florida (33109) in Miami, suffered a brutal 24-percent price cut. Falling to number three with a mere $7.22 million median. Still, Fisher Island can be proud that it's made the top five nine times since 2016. Sagaponack, New York (11962) ranked number two with a $7.35 million median sale price.
Nine ZIP codes around the country broke the $5 million median mark. California’s grip on the uber-expensive real estate market shrank slightly to 57-percent of the rankings—mostly because the Bay Area slid backward—but still holds a remarkable six spots on the top ten list (yes, 90210 is one of them). The New York metro snapped up a record 25-percent share of the most expensive ZIPs. Even New Hampshire landed two ZIPs on the list for the first time.
If you want the full picture of just how expensive some of these areas of the U.S. are, check out the list. Read them and weep, because you'll likely never be able to live in these outrageously expensive towns.
