Hoback Club | Jackson Hole, WY

Opening January 2026

Jackson Hole’s most exclusive new arrival, Hoback Club, strips away the conventions of a conventional luxury resort in favor of discretion. The members-only, ski-in/ski-out property is limited to 25 private residences available for multi-night stays. There’s no traditional lobby, and access is limited to members and their guests. Services are handled one-on-one and include slope-side ski valets, pre-warmed gear and in-residence spa treatments. Dining takes place in the Great Hall, led by chef Jean-Louis Dumonet, with additional wellness amenities like cold plunges, salt rooms and hydrotherapy facilities available throughout the property.

Delano Miami Beach | Miami Beach, FL

Opening Winter 2026

After a multi-year closure, Delano Miami Beach makes its anticipated return to the Miami social scene in winter 2026, reviving one of South Beach’s most influential hotels. The 171-room oceanfront property brings back its most coveted accommodations—poolside two-story bungalow suites and top-floor penthouses—alongside four restaurants and bars, including the return of the legendary Rose Bar. The posh pool and public spaces are set to reclaim their status as see-and-be-seen destinations, while guest rooms offer a quieter contrast with neutral palettes and pared-back design.

The Atlas Hotel | Boston, MA

Opening: Winter 2026

The Atlas is a new 246-room hotel in Boston’s Allston neighborhood, located within the Enterprise Research Campus near Harvard Business School. Public spaces are anchored by a living-room-style lobby, with flexible areas for working, meeting or spending time throughout the day. There’s also Ama—a signature restaurant from the James Beard-nominated team behind nearby Comfort Kitchen—with a rooftop bar opening in spring 2026. Guest rooms and suites are minimalist and chic, pairing clean lines with subtle pops of color through textiles and artwork, creating a contemporary base for visiting academics, creatives and locals alike.

The Cooper | Charleston, SC

Opening March 2026

Set along the Cooper River beside Waterfront Park, the Cooper will be Charleston’s only luxury waterfront hotel on the peninsula—and one of the city’s most anticipated openings. The 191-key property pairs spacious residential-style accommodations with resort-style amenities, including a 7,000-square-foot spa, multiple dining options, an infinity-edge pool overlooking the harbor and a private marina for on-the-water outings. Interiors are airy and coastal, with light woods, soft neutrals and sun-washed tones that reflect the Lowcountry setting without feeling overdone. With walkable access to the historic district and uninterrupted water views, the Cooper promises a rare balance of city energy and laid-back coastal escape.

Mirbeau Inn & Spa Beacon | Beacon, NY (Hudson Valley)

Opening: Spring 2026

Mirbeau is bringing its third—and most ambitious—location to the Hudson Valley with the opening of Mirbeau Inn & Spa Beacon, set on the long-dormant 64-acre former Howland Estate. The property pairs the site’s Gothic Revival mansion with the brand’s French-country aesthetic, including Monet-inspired ponds and gardens that set the stage for a serene, restorative estate. The resort will feature 72 guest rooms and suites and Mirbeau’s largest spa to date, spanning roughly 25,000 square feet with indoor and outdoor pools, steam rooms, saunas and an expansive aqua terrace. Just two miles from the Beacon train station, it’s designed to feel removed from city life while remaining an easy weekend escape from NYC.

Dolly Parton’s SongTeller Hotel | Nashville, TN

Opening June 2026

Part hotel, part entertainment hub, Dolly Parton’s SongTeller Hotel is a love letter to Nashville. The 245-room property centers on live performance and cultural immersion, with two on-site music venues (the aptly named Jolene’s and Parton’s), two restaurants and a headline-making 20,000-square-foot museum dedicated to Parton’s life and career. Public spaces and guest rooms lean bold and playful, with splashy color palettes (think: lots of pink!) and rich textures, plus subtle nods to the songstress through artwork and design details. The showstopper is the SongTeller Suite, a two-story, 1,865-square-foot stay that delivers full-scale glam and heart in equal measure, positioning the hotel as both a destination stay and a new cultural landmark in Music City.

Fairmont New Orleans | New Orleans, LA

Opening June 2026

Fairmont New Orleans marks a major luxury arrival in the city’s Central Business District, transforming the former Bank of New Orleans building into a 250-room hotel just minutes from the French Quarter and Riverwalk. The property balances contemporary comfort with historic character, featuring a rooftop bar and pool with sweeping city views, multiple dining venues and a 10,000-square-foot spa that’s a destination in its own right. With restored bank halls repurposed for events and polished public spaces to draw locals and visitors alike, Fairmont New Orleans is set to become a stylish new base for city stays and celebrations.

Viceroy Sun Valley | Ketchum, ID

Opening Summer 2026

Viceroy’s long-awaited Sun Valley debut brings the brand to downtown Ketchum, steps from the mountains and the town’s low-key cultural core. The property will feature 73 hotel rooms and 12 penthouse residences, along with a full-service spa, fitness center and a thermal circuit with an indoor pool, cold plunge, sauna and steam rooms. What sets this opening apart is its focus on astrotourism: a rooftop observatory and terrace bar are designed for stargazing within the Central Idaho Dark Sky Reserve, one of the world’s few designated dark-sky preserves.

The Elene | Napa Valley, CA

Opening Late Summer 2026

Set along the Napa Valley Vine Trail, the Elene is a refined 50-room boutique resort that pairs understated luxury with easy access to the outdoors. Spread across five acres, the property features inviting outdoor common spaces, bike rentals for scenic trail rides and a serene hydrotherapy garden with an infrared sauna and targeted massage showers. Between wine tastings and vineyard hopping, guests can enjoy on-site dining at the vibrant restaurant, bar and café, or spend a relaxed afternoon poolside. 

Little Nell Hotel | New York, NY

Opening: Fall 2026

In 2026, the Little Nell will make its first expansion beyond Aspen with a 130-room property spanning 10 floors of 10 Rockefeller Plaza, making it the first and only hotel within the historic building. Long associated in Aspen with ski-in/ski-out access and a tightly held sense of discretion, the Midtown Manhattan property is expected to carry over that highly personalized approach to hospitality, offering a quieter, more intimate alternative to the city’s larger luxury hotels.
