Another day, yet another new brand new building planned for the Big Smoke. This time, there’s a new tower set for Canary Wharf.
A planning application has been submitted to Tower Hamlets council by Areli Developments for a new building named 77 Marsh Wall. Sat on the waterfront in London’s Docklands, it has been designed by award-winning architectural firm Patel Taylor, which previously worked on the London Olympic Athletes’ Village and developments at Battersea Power Station and White City.
The proposed building would reach 54 storeys and house 820 residential units. Those units have been designed to support a mix of different needs – 238 of them will be for flexible living, 195 for Build to Rent and 266 for apart-hotel – making 77 Marsh Wall one of the largest multi-tenured and flexible living developments of its kind in the UK. Areli adds that 38 percent of the units will be affordable homes.
There will also be around 7,00 square feet of commercial and community space which Areli says will fill ‘an important gap in amenity provision in this part of the borough’. Per the plans, the ground floor will be publicly accessible, populated with shops, restaurants and cafes. Residents will get shared green spaces to enjoy as well as a cinema, pool, gym and communal kitchens and lounges to encourage neighbours to hang out with each other.
Rob Tincknell, the founder and CEO of Areli Developments, said: ‘Our vision for 77 Marsh Wall was to create a place that naturally encourages people to come together, regardless of how long they choose to stay or the type of home they live in. By providing multiple tenures within a single development, we are bringing together people across various stages of life to connect, share experiences and feel part of a wider community.
‘In addition to providing a range of tenure offers for different occupants, we are importantly delivering a crucial number of affordable homes to support Tower Hamlets Council’s increasing need. 77 Marsh Wall will be a landmark building in Canary Wharf, for all types of tenants, at rates affordable for every resident.’
A decision on the planning application is expected to be made in the first half of 2026. Here’s what it could look like.
