Beach better have my money

If you’ve always fancied owning a slice of coastal property paradise but the price tags are well out of budget, this new list of affordable beachside suburbs in NSW might pique your interest.
According to PropTrack data released by realestate.com.au, there are a bunch of NSW coastal suburbs scattered throughout the state that are ripe for picking, with median prices coming in at under $1 million.
Given that NSW is the most expensive state to purchase property in the country – that’s a certified steal.
So, where are these hidden beach gems? The most affordable coastal suburb in NSW is the seaside haven of Nambucca Heads that sits roughly halfway between Coffs Harbour and Kempsey, where you can nab a property for approximately $728,000.
Elsewhere, places like Tanilba Bay (approx $771,000), Tea Gardens (approx $945,000) and Medowie (approx $927,500) in the Nelson Bay area are surprisingly affordable, given their proximity to Sydney.
It’s no secret that city dwellers are migrating out of Sydney in search of a more affordable pathway to becoming homeowners. According to a recent Commonwealth Bank Regional Movers report, data showed that Sydneysiders accounted for 64 per cent of the net outflow from all the country’s capitals into regions.
Andree Cardow of Cardow & Partners Property Urunga told realestate.com.au she’s seeing an increase in interest from city dwellers.
“We’re getting a lot of clients calling from Sydney and looking for a coastal change,” she said.
“New families are moving to the area for more affordable properties, and long term they’re going to get some really good capital growth.”
When we think of regional migration, the expectation is that you have to travel inland to find affordable property – well, this trend in attainable coastal homes might just change that.
But don’t rest on your laurels. If there’s one thing we know for sure, it’s that prices are only going to keep rising.
