Sydney's coolest neighbourhood is scoring a mega new development (ft 18,300 new homes)

Plans have just been unveiled for a major rezoning project around the future Burwood North Metro Station

Just last year, the global editors at Time Out named Burwood – the vibrant, buzzy suburb in Sydney's Inner West – among the coolest neighbourhoods in the world. Now, the area is set for a major glow-up, with plans unveiled that could dramatically reshape the neighbourhood surrounding the future Burwood North Metro Station.

This week, the NSW Government released details of a proposed state-led rezoning for the Burwood North precinct, a move that could unlock up to 18,300 new homes and around 3,900 jobs in the rapidly growing pocket of the city. The updated plan expands on the proposal first announced in August last year, increasing the potential housing supply by more than 3,000 additional homes.

The draft proposal covers a 113-hectare area within roughly 800 metres of the new station, which will form part of the Sydney Metro network. Once operational, the station is expected to whisk commuters to both Sydney’s CBD and Parramatta in about ten minutes, dramatically boosting connectivity for the area.

Alongside the new homes, the rezoning proposal outlines a number of changes designed to shape the precinct into a dense but liveable urban hub. Plans include building heights ranging from eight to 42 storeys, 5-10 per cent affordable housing in perpetuity, expanded public open spaces, and improved local roads alongside better walking and cycling connections. The project also forms part of the state government’s broader effort to revitalise the busy Parramatta Road corridor and deliver housing close to transport, jobs and shops.

If you’ve spent any time eating your way through Burwood lately, you’ll know why planners are paying attention. The suburb has become one of Sydney’s most vibrant nightlife and dining destinations, thanks in part to its famous Burwood Chinatown Night Markets and a seemingly endless roster of top-tier Asian eateries. 

The rezoning proposal was prepared in collaboration with Burwood Council and City of Canada Bay Council, and is currently being assessed under the state’s State Significant Rezoning Policy.

For locals, the next step is having their say. The draft plan is now on public exhibition for 28 days, running from March 10 to April 6, 2026, with submissions open through the NSW Planning Portal.

According to the NSW Government, it’s just one piece of a much bigger puzzle. Across the state, the government currently has 68 state-led rezonings underway that together aim to unlock more than 236,000 homes and 167,000 jobs.
