REVEALED: Australia’s most in-demand suburbs for 2025 (most are in NSW)

New data reveals both affordable and high-end suburbs are attracting buyers in NSW – read on to see which areas are hot right now

Do you have a toe in the property market’s waters, or are you just keen to know what’s hot? New data from realestate.com shows the most sought-after suburbs for home ownership across Australia – and it turns out that most of them are right here in New South Wales.

To find the top ten most in-demand suburbs over the past year, the team analysed all enquiries per house listing – and eight of the top ten suburbs are in NSW. Werrington, a relatively affordable residential suburb in the City of Penrith, topped the list with 150 enquiries per house listing over the past year, cementing its place as the nation’s most in-demand suburb. Next was St Marys, a western Sydney suburb, with 144 enquiries. Coogee came in third, with 133 house enquiries, followed by Rose Bay on 131. In Queensland, Forestdale – about 30 minutes from Brisbane in the Sunshine State – was the most popular suburb to buy a home, with 129 enquiries.

Interestingly, Victoria did not crack the top ten for either house or unit enquiries over the past year.

  1. Goodna QLD – 113
  2. Kirribilli NSW – 100
  3. Loganlea QLD – 95
  4. Tamarama NSW – 95
  5. Double Bay NSW – 93
  6. Bronte NSW – 91
  7. South Wentworthville NSW – 91
  8. Mount Gravatt QLD – 90
  9. Spring Hill QLD – 88
  10. Slacks Creek QLD – 86

Note: The data only includes suburbs with at least 30 properties sold in the 12 months to June 2025.

Experts at realestate.com say buyers are targeting both affordable hotspots and high-end suburbs, as interest rate cuts have boosted borrowing power.
